*Lifetime Structural Guarantee

This Lifetime Structural Guarantee is only granted to the original owner named within the HIA New Home Building Contract.  The Lifetime Structural Guarantee is in addition to any Statutory Warranty insurance guarantee in force in the state of Victoria. The Lifetime Structural Guarantee is subject to the terms detailed within this document.  The Lifetime Structural Guarantee is not transferable to subsequent owners of the home and is applicable to all HIA New Home Building Contracts signed after 1st September 2019.

 

True Value Homes’ Obligation and Guarantee

 

True Value Homes Pty Ltd will rectify and cover the cost of any structural failure of any of the following:

• Any foundation system constructed by True Value Homes Pty Ltd as per the signed HIA New Home Building Contract including concrete and/or strip footings pursuant to the National Construction Code (Building Code of Australia Class 1 and Class 10 Buildings) and Australian Standards including AS2870, appendix B.  Note: Structural failure of Residential slabs and footings is defined as ‘Damage Category 3 – Moderate’ in the Australian Standards including AS2870.

• Structural timbers and steel work in walls or roof systems where structural failure is defined pursuant to the National Construction Code (Building Code of Australia Class 1 and Class 10 Buildings) and Australian Standards including AS1684.

• Damage to load bearing brickwork where structural foundation failure as detailed above and defined pursuant to the National Construction Code (Building Code of Australia Class 1 and Class 10 Buildings) and Australian Standards including AS4773.

Your Obligation and Responsibility

 

You are required to maintain your home in accordance with the documents provided to you as part of your New Home Building Contract.  These documents are listed below and include any subsequent revisions issued from time to time.  Failure to follow these documents and recommendations contained within will void this Lifetime Structural Guarantee.

Exclusions

This Lifetime Structural Guarantee void in the following circumstances:

 

• Failure to comply with your obligations and responsibilities as outlined in this document.

• Failure on your behalf to carry out proper maintenance including but not limited to continual termite prevention methods and maintenance inspections, appropriate drainage and landscaping not compliant with the CSIRO and VBA supporting documentation.

• Improper use, neglect and maintenance of the fittings or fixtures on your land including but not limited to plumbing drains, stormwater and sewage pipes, drainage pits, inspection risers, plumbing works and electrical wiring.

• Abnormal site conditions or changes in site conditions that are experienced after handover that are outside of True Value Homes’ control (i.e. planting trees, inappropriate garden beds, poorly designed landscaping and impermeable surfaces without adequate drainage such as driveways and paths that result in poor surface drainage including runoff from neighboring properties).

• Damage caused by natural forces or events such as storms, floods, fire, drought, earthquake, wind and rodent/termite infestation.

• Damage caused by trees growing near the footing of your home.

• Any renovations, extensions, additions or structural alterations to the home after handover including but not limited to above and underground pools and significant non-compliant landscaping.

• Minor cracking as defined in the Australian Standard AS2870, appendix B.

• Fair wear and tear

• The owner nominated on the HIA new home building contract is a company, the guarantee period is 10 years from the date of occupancy permit issue.

 

Note: You should consider home insurance for your home.  This will ensure that any repairs and rectification work as a result of damage that is caused and not covered in this Lifetime Structural Warranty is put into effect as soon as possible.  You should consider the guidelines contained in the supporting documentation before undertaking any works on your land or home that are outside the scope of the HIA New Home Building Contract to ensure compliance and voiding your Lifetime Structural Guarantee.

Fixed Site Cost

Lot-Specific Site cost includes up to P-class soil classification, Termite treatment (if required), rock excavation and removal (excluding blasting, hammering and core drilling methods), local government/council fees, OH&S requirements and site excavation to achieve a level build platform.  The full list of included and excluded items will be detailed and provided to you by your new home consultant at your tender appointment.  This lot specific calculation takes into consideration your landfall (lengthwise), landfall (width-wise), land estate location, landfill depth and home design chosen to give a fixed site cost based on the information available at the time only.   This offer is effective as of 01/05/2019 and applicable only to new home orders placed on or after this date.

Stone Pack – 20mm aris edge stone benchtop throughout the home in lieu of standard laminated benchtop.  The 20mm stone upgrade is applicable to any area of the home that is to be laminated benchtop only.  The stone included in this pack is ‘white burst’ with a thickness of 20mm finished off with an aris edge.

Appliance Pack – 900mm Stainless Steel upright cooker with WOK burner: The upright cooker supplied is Bellissimo by Technika B9GEFTSS-5. 900mm Stainless steel canopy rangehood: The canopy rangehood supplied is Bellissimo by Technika CHEM52C9S-2. 600mm Stainless steel Dishwasher & in-built Microwave with trim kit: The dishwasher supplied is Bellissimo by Technika TBD4SS-5 and the microwave with trim kit is Technika WD905 +TT905.  These items are in lieu of the standard 600mm built-in cooktop, oven and canopy rangehood.

Flooring Pack – Tiles to all wet areas only. Timber laminate is only available to the main living areas including entry, kitchen, dining and living area. Carpet and underlay is applicable to all other areas including bedrooms, robes, study, prayer, lounge, theatre, rumpus, staircase treads and risers and entire first floor of double storey homes (design specific).

Furnishing Pack – Flyscreens and window locks are installed to all openable windows only.  The mesh type is Fibreglass and is not suitable for BAL rated areas. Holland blinds are installed to all clear glazed windows and sliding glass doors only up to a maximum width of 2410mm.  Holland blinds are installed as internal reveal only and do not include pelmets.  Single Towel rail to bathroom and ensuite.  Single towel ring to powder room (design specific). Single toilet roll holder to each toilet suite. Builder’s range only.

Turn-Key Pack – Colour-in-mix concrete reinforced driveway with SL72 mesh and 20mpa concrete to a maximum of 30m2 only.  Concrete area is to cover driveway and front porch area. The driveway at crossover is dependent on crossover width and developer requirements.  Concrete letterbox: Builder’s range only. Wall mount fold down clothesline: Builder’s range only.  Front landscaping to builder’s range and predetermined design only.  Choice from 3 design options including instant turf, mulch and irrigation with battery timer to a maximum area of 50m2 only.

Kitchen & Laundry Pack – Overhead laminate cabinetry to the kitchen including on both sides of the canopy rangehood enclosure and above fridge opening space only. Laminate base cabinet with laminate benchtop to laundry in lieu of the standard trough combination to a maximum length of 1.2m (limited only by the home design space available).  Overhead laminate cabinetry to the laundry to match the length of the base cabinetry only.

Electrical Pack – LED downlights throughout the home in lieu of the standard batten lights.  The total quantity of LED downlights will differ between home designs and are regulated by compliance with 3.12.5.5 Volume two of the NCC.  A good rule of thumb is two LED downlights will replace one batten light in an area greater than 8m2.  Areas of less than 8m2 will have one LED downlight to replace the standard single batten light.  Opticomm, NBN and Telstra Velocity includes the garage wall hub, home pre-wire including conduit and draw wire from telecommunications pit to internal of the garage area and additional double power point within the wall hub.  Excludes all customer account opening and connection fees.  TV antenna is a roof-mounted item.  The signal produced by the antenna is suffice for no more than two TV points without the need for a Signal booster box (additional charge).  TV antenna is not required and will not be installed for Opticomm and Telstra Velocity serviced areas due to the TV signal being supplied through the Opticomm or Telstra Velocity service.  The Hardwired doorbell is mains powered.  The location of the external unit is installed at the porch area front entry door.  The internal speaker unit is installed in the kitchen/living area.  Cat6E data point is a single pre-wired and terminated Ethernet point in the home with a direct feed from the garage wall hub for future supplier connection.
